The Movie is just another part of the raaz series not the sequel to the previous ones. Only the title & the genre is connected (movie name, horror & Bhatt camp).
Mix of Horror with BLACK MAGIC in this movie is the new & fresh angle from the Bhatt camp.
The movie is about once a successful actress Shanaya (Bipasha Basu) whose stardom is getting lost by a new comer Sanjana (Esha Gupta). Sanjana is getting everything that Shanaya once had, her position & fame. Jealous by Sanjana's success and depressed by her own failure Shanaya decides to ruin Sanjana's life and get back her name fame & success.
The songs of this movie are soothing to ears but not the best or apllealing as it was in the last two parts of the film.
Acting wise Bipasha Basu is good, Emran Hashmi’s charatcer is very weak in the film, he seemed to be less powerful and always suppressed by the one who he could easily reject at the beginning. But still both have done their part good but not the best. It is the filmakers and the writers that need to be blamed. Esha Gupta looks shy & beautiful in the movie but carries the same expressions throughout the movie.

Her Desire turns evil when she gets in touch with an evil spirit Tara dutt, played by Manish Choudhary. Tara Dutt helps those people who have lost their faith in god.
Tara Dutt offers an evil water to Shanaya and tells her to make Sanjana drink this water only with the help of his most reliable person. Aditya Arora (Emran Hashmi) a succesful film director & her passionate lover. Shanaya forces Aditya to make Sanjana drink that Evil water every day, which Aditya does by casting Sanjana in his movie. Helpless Aditya does so because Shanaya has done lots of favor to him and in return she asks him to do so.
Direction & Script wise movie is weak. Few points to note here, why Aditya agrees to help Shanaya in spite of the fact that he doesn’t believe in black magic, the writers may feel that it is because Aditya is a successful director because of Shanaya, but at a very later stage of the movie, Aditya clears the point in front of Shanaya that he is successful not because of her, but because of his own talent; so if he had a point to not to destroy Sanjana’s career then why did he agreed to do at first place. This is the major point in the story that fails to portray a powerful heroic character of Aditya. In terms of scary scenes, yes there are few scenes that are scary and will shake the audience but millions of time we have seen something suddenly coming in front of camera with loud sound, so for few it will be scary but for few it will be not. Few points that makes the entire scary moments unreal, the evil spirit roams at a public place wearing suit pant, spy ghost with a scar mark on his face listening the conversation & informing the other ghost on telephone. We get to see a ghost that is a dirty monster with the unreal mask & scars which we use to see in Ramsay brother's movie. The exorcists & Doctors overreacting expressions and the dialogues makes the situation funnier to those who already have seen such drama before. The climax of this movie is not scary but yes its thrilling again for those who have not seen such drama before. It is rather the repetition of one of the scene in the movie with few added elements.
It is just repetition of the same formula used once again, "Travel to past, enter into evil's world and from there destroy the Evil" remember Shaapit, Haunted, Dangerous Ishq and this time Raaz 3 !!

Talking about the dialogue of the film,
"Bachcha aur kutta sirf pyaar ka bhooka hota hai, aur mere dad ne mujhe sirf mere hisse ka pyaar diya hai,"
"Ek zinda aurat ek zinda mard ke saath kya karti hai, wohi karegi tu."
"Would you believe it if I tell you that I believe you. Schizophrenia aur bhoot-pret mein jyaada farak nahin hai. Bas science isse nahin maanti."
"Issh Dhuaain ko gaur se dekho Sanjana tumhe kya dikhta hai" . Most of the audience have already heard such dialogues.

In spite of the minus points the film will definitely offer you some memorable scary moments, first, its in 3D which makes the scary moments more appealing along with good sound and visual effects. The steamy love making scenes, death of the maid, Sanjana’s encounter with a joker, the exorcists travel to the evil world are few scenes which will surprise the audience.
Overall, it’s a typical Bollywood commercial horror movie with all the horror elements in it. Few will enjoy the movie throughout but few would enjoy just few scenes.
